Mortgage Advice

Independent UK mortgage advice — residential, buy-to-let, remortgage, and complex income cases including bonus, dividend, and self-employed income.

A whole-of-market mortgage adviser compares thousands of UK mortgage products to find the best fit for your circumstances. They handle the application paperwork, liaise with the lender's underwriters on your behalf, and manage the timeline through to completion.

Mortgage advice is particularly valuable when your income or circumstances are non-standard — large bonuses, dividend income, contractor income, multiple income streams, recent self-employment, complex deposit sources, high loan-to-income ratios, or properties of unusual construction. High-street lenders use rigid affordability rules; a broker knows which lenders take a more bespoke view.

For buy-to-let landlords, an adviser models stress tests, rental cover ratios, limited-company vs personal ownership, and portfolio refinancing strategies. For remortgages, they will check whether to switch lender, take a product transfer, or wait — the answer depends on your fixed-rate end date, current LTV, and rate outlook.

Every mortgage adviser on Trusted Advisor is FCA-regulated and reviewed by real clients. Initial calls are free.

Frequently asked questions

Should I use a mortgage broker or go direct?

A whole-of-market broker has access to lenders and products that high-street branches do not, including specialist lenders for complex income. For straightforward salaried cases the difference may be small; for anything else a broker is usually worthwhile.

How much can I borrow?

Mainstream UK lenders cap loans at around 4.5x gross income, but specialist lenders go higher for professionals and high earners. Your borrowing capacity also depends on outgoings, dependants, deposit, and credit history. A broker will run agreements in principle without affecting your credit score.

When should I remortgage?

Most borrowers start the remortgage process 3–6 months before their current fixed rate ends — you can usually lock in a new rate that far in advance. A broker will compare a product transfer with your current lender against switching, including fee analysis.

What does mortgage advice cost?

Some brokers are paid by the lender, some charge a client fee, some both. Every adviser on Trusted Advisor publishes their fee structure on their profile.
